TIER II: FOR THE HOMEOWNER NEEDING HANDS-ON HELP

Consultation + Report + Staging


This package begins with a 2-3 hour consultation followed by an in-depth property assessment with  personalized recommendations for repairs, staging, and improvements to ensure your home stands out on the market. Once the house is stage ready we get to work! Whether you book a half-day, full day or multi-day staging, we work with what you own, editing and arranging to create a beautiful, photo-ready space. If additional accessorizing is needed, we have items from our collection available for rent.

  • A professional assessment to identify the property's strengths and weaknesses.
  • A comprehensive report with recommendations for repairs, updates, and staging tailored to your property.
  • Advice on hiring and scheduling contractors, ensuring you’re equipped to manage the process independently.
  • Hands-on staging of the property to make it photo-ready and appealing to potential buyers.

  • Consultation + Written Report: $325
  • 1/2 Day Staging - 4 Hours: $625
  • Full Day Staging - 7 Hours: $925

Consultation + Report + Project Management + Staging 


This turnkey solution ensures your home is ready to sell and positioned to achieve the best possible results. In this all-inclusive package we begin with a 2-3 hour consultation followed by an in-depth property assessment with  personalized recommendations for repairs, staging, and improvements to ensure your home stands out on the market. If you prefer to be hands off in the process, we will take care of the project management from start to finish, handling every detail, coordinating with our trusted service providers for repairs, cleaning, organizing, painting, electrical work, or whatever your needs may be. We will also stage the home making it photo-ready for potential buyers.

  • A professional assessment to identify the property's strengths and weaknesses.
  • Coordinating a pre-inspection from a licensed inspector to uncover potential issues and elicit suggested repairs to best position home for sale (Optional).
  • A comprehensive report including recommendations for repairs, tweaks, and staging.
  • Gathering estimates from service providers as needed.
  • Coordinating services rendered by contractors, vendors and other service providers.
  • Hands-on staging to make property photo-ready and appealing to potential buyers.

This comprehensive package handles every aspect necessary to prepare your home for the market, from minor repairs and staging to professional photography,  marketing and listing the home

In this all-inclusive package we begin with a 2-3 hour consultation followed by an in-depth property assessment with  personalized recommendations for repairs, staging, and improvements to ensure your home stands out on the market. 

Homeowners have the option of full project management to get the house stage ready or a staging day to get the home ready for photos. Will will arrange the professional photography, create a comprehensive marketing strategy, list the home on MLS, manage all showings and open houses as well as all other aspects  of the sale process. With this package, you can be confident that every detail is covered to maximize your home’s appeal and value.

  • Coordinating a pre-inspection from a licensed inspector to uncover potential issues and elicit suggested repairs to best position home for sale (Optional).
  • A comprehensive report including recommendations for repairs, tweaks, and staging.
  • Estimates from service providers as needed. Coordination of  services rendered by contractors, vendors and other service providers (Optional)
  • Hands-on staging to make property photo-ready and appealing to potential buyers.
  • Professional photography including video walk through, floor plans and drone footage if applicable.
  • Comprehensive marketing plan including social media posts, mailers, broker and public open houses.

  • Listing fee (seller’s agent): 2% of sale price
